We have been involved in many heritage projects some State Heritage also Local Heritage and Contributory Items, all come with their own challenges. There is some confusion with the general public as to what the three levels of heritage listing actually mean:-
- State Heritage is generally defined by Certificate of Title and significant changes to anything within the C.T. requires the approval (concurrence) of the State Government
- Local Heritage general means that the main building on the Certificate of Title is to be retained and Council approval is required for any significant amendments or additions
- Contributory Items are generally where the main building is considered to contribute to the built form of the street. So it is the front appearance of the main building that needs to be retained the rear of the dwelling can be significantly altered provided the front rooms of the main building and roof form are retained.

Advantages of State Heritage
- In some case government funding is available to assist with the retention and/or improvement of heritage items within a few Council areas.
- Generally heritage listing does not attract any financial assistance but can mean extra expense in retaining and improving the building because of the more onerous planning approval process and often more expensive finishes and processes required.
- In local government areas where heritage listing has been taken seriously and street are still fairly intact with heritage houses and buildings there are financial rewards with generally higher property values being achieved. Research has shown over the years that listing has not adversely affected property values: in fact, it has shown that heritage buildings have been less affected where there have been general downturn in property values.
- With commercial buildings that are heritage listing restoration can be quite complicated and potentially expensive to upgrade buildings to current fire safety standards and to achieve disability access to buildings
- Designated properties can take on renewed life by being thoughtfully restored and used for contemporary purposes, creating employment and income within the community. It is a real pleasure to see a run down and neglected heritage building altered and renovated for a new use and the enjoyment of the tenants and general public.
